Bangs Street, Prahran — residential renovation

Designed with you. Delivered stage by stage, with care.

Whether it's a new home, a renovation, a community space, or one-off specialist work, you'll work directly with the architect designing your project.

Planner

Tell us a little. Get an indicative fee and timeline.

The planner takes about ninety seconds. We use what you share to draft a fee proposal stage by stage, so by the time we meet the conversation is about your project rather than about us.

Step 1 of 4: What kind of project?

What kind of project?

Four quick questions for an indicative timeline and fee.

The Workflow

Five stages.
No surprises.

One canonical sequence across every project: residential, community, or specialist. Each stage has a defined scope, a set of deliverables, and its own fee.

Engage us for the full run from concept through approval to build, or only for the stages you need. Specialist work usually uses the first three; full residential service runs the whole sequence.

  1. 01 Listen

Site analysis, brief development, and the planning research that shapes what's actually possible. All of this happens before design starts, so the brief is real by the time we draw.

    • Client Architect Agreement
    • Site and planning report
    • Fee proposal, stage by stage
  2. 02 Design

Layouts, sections, and visualisations tested against your brief and budget. You see costs at concept, then again before approval. Sustainability is embedded from this phase onward.

    • Concept options
    • Independent cost check
    • Material palette
  3. 03 Approve

Detailed documentation and the council approval process, including pre-application meetings and VCAT responses if they're needed. Drawings, reports, and conversations all run through us.

    • Planning submission
    • Building permit
    • Energy and structural certificates
  4. 04 Build

Builder tender and contract negotiation, then regular site visits. We review progress claims, assess variations, catch defects early, and translate technical issues into plain language.

    • Tender and contract
    • Site reviews
    • Progress and variations review
  5. 05 Settle

We walk through the completed space with you, manage the defects list, and stay available through the 12-month liability period and well beyond. Regenerative outcomes are tracked post-occupancy.

    • Practical completion
    • Defects and liability period
    • Post-occupancy review
Stage variants by area

The five-stage sequence is the same across every project. Only the language changes: a renovation client hears Build; a community project says Deliver; specialist work uses Support. The table below maps each area to the stages it actually uses.
