How we work

  1. Listen and understand

    We learn how you live, study your site, and give you a frank assessment of what's possible. You'll have a clear brief, an estimated budget, and a stage-by-stage fee proposal before anything else begins.

  2. Explore and test

    We develop initial concepts, testing layouts, orientations, and materials. Specialists come in early where needed. Costs are checked against your budget at the end of this phase.

  3. Develop, document, and approve

    The chosen concept is refined into buildable detail. We coordinate consultants, prepare council applications, and secure your planning and building permits as your agent.

  4. Select and build

    We run a competitive tender to builders we trust, including financial due diligence. Then we stay involved through construction with regular site visits, progress reviews, and quality checks.

  5. Complete and sustain

    We walk through your finished space together, manage defects, and stay available as the building settles in. Our involvement doesn't stop at handover.

What it costs

Architectural fees for residential projects typically sit at 8-15% of construction cost, depending on scope and complexity. We quote stage-by-stage so you can engage for exactly what you need.

Every project gets three independent cost checks: at concept design, before planning submission, and before tender. Your design is tested against budget three times, not left to chance.

Expect 8-18 months for a small renovation, 18-30 months for a new home. Design phases take 3-6 months. The rest is council and construction.

CLAD is a registered architectural practice (ARBV 800063, TAS 1416) with mandatory professional indemnity insurance. All projects meet current NCC energy requirements, including 7-star NatHERS in Victoria. Fees shown are for full service from concept to construction completion.
