A collection of 24 contemporary residential apartments located in Sandringham, designed to engage the particular conditions of bayside living through careful spatial organisation and material expression. The project demonstrates an integrated approach to residential density, establishing dialogue between individual dwelling design, shared open space, and the broader coastal context.

The development comprises 24 dwellings with basement car parking, conceived as a series of distinct yet complementary residential typologies responsive to site orientation, solar access, and views across Port Phillip Bay. Material articulation distinguishes different building elements, creating visual depth and variation across the composition whilst maintaining coherence across the development. Particular attention was paid to the relationship between private and communal space, with consideration of how residents inhabit both individual apartments and shared amenities across the site.

The design process engaged with contemporary thinking around residential intensification: how increased dwelling numbers might be accommodated whilst responding authentically to local context and neighbourhood character. This involved strategic massing decisions, careful treatment of the street interface, and the integration of landscaping to mediate between the built form and the surrounding environment.

The project was delivered in collaboration with Lowe Living and Lowe Construction, representing a direct engagement with developer-led residential practice and the constraints and opportunities such partnerships present. As Project Architect, Carey Landwehr worked across design development, documentation, and coordination with consultant teams, contributing to architectural decision-making at each project phase.

Currently under construction, Sandringham Residences presents an opportunity to observe how design-led residential development operates within contemporary market conditions and regulatory frameworks in metropolitan Melbourne.
